The Streatery

About the Project

The city is reconstructing the 100+ year roadway, SW First Avenue, from SW Second Street to South Main Street as a pedestrian-only street that has been named The Streatery. The reimagined corridor will provide an additional public gathering space in the downtown area for markets, festivals, concerts and community events. The project includes the following elements:

  • Reconstruction of the corridor from building face to building face
  • Curbless pedestrian street with retractable bollards at intersections for maintenance and event access
  • Opportunity for expanded outdoor cafés for adjacent businesses
  • Adjustable pedestrian scale light that can be dimmed for ambiance during events and increased for security after-hours
  • Programmable tree uplighting and overhead string lighting; adjustable for holidays and special awareness events
  • Power receptables on both sides of the roadway for events and programming
  • Retention of existing live oaks and planting of trees in areas with no canopy
  • Addition of raised platers and seating options
  • Correction of drainage issues
  • Non-beveled brick pavers for ADA-accessibility and patrons who wear heels
  • Salvage and reincorporation of historic horseshoe hardscape
  • Raised intersections (speed tables) at SW Second Street and SW First Street crossings for pedestrian safety
  • Salvage of historical bricks and granite curb to be utilized to repair other brick streets; a portion of the historic bricks will be re-incorporated into the raised intersections.
  • Replacement and upsizing of water and sewer lines (funded by GRU)
  • Reconfiguration of egress from the state attorney parking lot and city Lot 13 from SW First Avenue to SW First Street

Construction Logistics and Schedule

The scope of work requires the closure of streets and reconfiguration of ingress and egress to parking lots. The temporary traffic control plan for phase I will run through the end of June. Access to business will be provided at all times they are in operation. Close to the end of June, a phase II plan will be provided, and SW Second Street will be open and SW First Street will be closed.

Funding

With a combination of gas tax and Gainesville Community Redevelopment Agency funds, a total of $4.95 million has been budgeted for the project for planning, design and construction. Alachua County is a funding partner to the Gainesville Community Redevelopment Agency. The City Commission authorized staff to enter into an agreement with D.E. Scorpio Corporation for construction management services for the project. 

Construction Updates

May 4 update

  • Historic bricks and granite curb has been salvaged on SW First Avenue from SW Second Street to SW First Street.
  • GRU has completed the sewer replacement and the majority of the potable water replacement on SW Second Street.
  • GRU is currently in the process of replacing potable water on SW First Avenue from SW Second Street to SW First Street.
  • Underground electric, stormwater piping and stormwater structure work on SW Second Street and SW First Avenue from SW Second Street to SW First Street has started.
  • Salvage of the historic bricks and granite curb will begin on SW First Avenue from SW First Street to S. Main Street the week of May 4, which will be immediately followed by potable water and sewer replacement by GRU.

Lot 10 Development Status

On Jan. 15, 2026, the City Commission authorized staff to enter into a ground lease and development agreement with AMJ for the redevelopment of Lot 10. The Lot 10 frontage to The Streatery will have a unique open plaza and tie in seamlessly. City staff have been coordinating with the developer and expect permitting submittals in June. The project terms include the following:

  • Mixed-use development
  • Minimum seven stories
  • At least 104 residential units
  • At least 70 units restricted to 120% AMI households, consistent with section 196.19782, Florida Statutes
  • Minimum 5,500 square feet of non-residential (commercial) space
  • Ground floor space would include a combination of active uses consistent with the city’s Land Development Code, which may include retail, building amenities, lobby, lounge, fitness, community rooms, etc.
